Cambridge Pre-Construction Homes and Condos

New construction in Cambridge falls into two camps: low-rise subdivisions of freehold townhomes, semis and detached homes on the growing edges of the city, and mid- and high-rise condos, most visibly along the Grand River in downtown Galt and along major corridors.

Builders' sales teams work for the builder. I work for you, and in most cases my services cost you nothing on a new build. Here is what I would want you to know before you visit a sales centre.

What is typical in Cambridge's new-build market

Low-rise projects are released in phases, often with closings a year or two after signing. Condo projects take longer, sometimes several years from launch to final closing, and include an interim occupancy period where you pay occupancy fees before the building is registered. Cambridge projects often appeal to GTA buyers looking for a newer home at a lower price point, as well as to local move-up buyers.

Deposits, closing costs and assignments

Builders generally collect deposits in several instalments over the first months or year. Condo deposit structures are usually larger in total than freehold ones. Closing costs on new construction can include development charges, utility connection fees, Tarion enrolment and HST adjustments, so read the agreement's schedules carefully, ideally with a real estate lawyer.

If you may need to sell before closing, look at the assignment clause. Many builders require consent and charge a fee, and some restrict advertising the assignment.

Warranty and cooling-off

New homes in Ontario carry the statutory warranty administered by Tarion, with one-year, two-year and seven-year coverage, plus deposit protection up to set limits. New condo purchases include a ten-day cooling-off period under the Condominium Act. Freehold homes do not have a statutory cooling-off period, so ask your questions before you sign.

Why bring a buyer's agent

I compare projects and builders, look for incentives, review the agreement with you and help at your pre-delivery inspection. In most cases the builder pays the co-operating agent's commission, so it usually costs you nothing. Register me on your first visit, because some builders will not recognise an agent added later.

Pre-construction in Cambridge — common questions

Are there new condos in Cambridge?

Yes, with downtown Galt along the Grand River seeing the most visible high-rise development. Mid-rise and townhouse projects are also built along major corridors and in the newer subdivisions.

How much deposit do I need for pre-construction in Cambridge?

It varies by builder and product. Deposits are usually paid in instalments, with condos typically requiring more in total than freehold homes. I get the full schedule for each project you consider.

What does the Tarion warranty cover?

Work and materials for one year, certain items such as water penetration and major systems for two years, and major structural defects for seven years, plus deposit protection up to set limits.

Is there a cooling-off period for new homes in Cambridge?

New condos in Ontario have a ten-day cooling-off period. Freehold new homes do not have one by law, though a builder may offer one.

Does using an agent cost me anything on a new build?

In most cases the builder pays the co-operating agent's commission, so my help usually costs the buyer nothing.
