New Detached Homes for Sale in Cambridge

This page lists the pre-construction detached homes selling in Cambridge. Builders offer them by lot width and by phase, so you will see a range from narrower-lot singles to larger family homes on wider lots, and I can send floor plans and the latest price list for any of them.

Two very different kinds of project are selling right now. In Hespeler, Fusion Homes' Cadence is a new community near the 401 that includes detached homes on several lot widths. In east Cambridge, Laurelcrest's Fairway Meadows near Franklin Boulevard and Saginaw Parkway builds new detached homes inside an established neighbourhood, so the schools, parks and shopping already exist.

New community or infill

In a new community you are among the first on the street, with the builder finishing parks, roads and sometimes schools around you, and with more lots and plans to choose from. With infill, you get a new house among mature streets and existing amenities, but usually a smaller release and fewer choices. Both are worth looking at, and the right one depends on how much you value choice against a finished neighbourhood.

Choosing a lot and upgrades

The lot often matters as much as the house: frontage, depth, what it backs onto and whether it is a corner can each add a premium. After that comes the design centre, where finishes, basement options, ceiling heights and kitchens are priced individually. I help you decide which upgrades are worth doing through the builder and which are better left until after closing.

Closing on a freehold new home

Freehold homes in Ontario have no statutory cooling-off period, so a lawyer should read the agreement before you sign or during any conditional period the builder allows. The Tarion addendum sets the closing dates and the limits on extensions, and you may be entitled to delayed closing compensation if those limits are passed. Expect HST rebate assignments, levies and connection fees as adjustments on the closing statement, and plan for the pre-delivery inspection, where we note anything unfinished or damaged.

How I help detached-home buyers

I can often register you for VIP or platinum events when a builder runs them, which can mean earlier access to lots and plans. I compare projects, review the agreement and attend the pre-delivery inspection with you. In most cases the builder pays the agent who brings the buyer, so my help usually costs you nothing; just bring me in before your first sales centre visit.

New Detached Homes in Cambridge: common questions

Where can I buy a new detached home in Cambridge?

Right now mainly in Hespeler, where Fusion Homes' Cadence includes detached homes, and in east Cambridge near Franklin Boulevard and Saginaw Parkway, where Laurelcrest is building infill singles. The cards above show what is selling today.

Are new detached homes in Cambridge close to the 401?

Hespeler and east Cambridge are both on the 401 side of the city, which helps if you commute toward Milton, Mississauga or Toronto. Test the drive at your actual commuting time before you decide.

Is there a cooling-off period on a new detached home?

No, not by law. Ontario's ten-day cooling-off period is for new condominium units. If a builder offers a conditional period for a lawyer's review, use it; otherwise have the agreement reviewed before you sign.

What does the Tarion warranty cover on a new Cambridge home?

Work and materials for the first year, items such as water penetration and the electrical, plumbing and heating systems for two years, and major structural defects for seven years, plus deposit protection up to set limits.

New detached or resale detached in Cambridge?

Cambridge has a wide resale range, from older homes in Galt and Preston to 1990s and 2000s subdivisions. New gives you a warranty and your choice of finishes; resale gives you a known closing date and an established street. I can compare specific homes for you.
