New Condos in Cambridge

If you are looking for new condos in Cambridge, it helps to know up front that the supply is smaller than in the GTA, and it looks different. Most of what is selling new right now is stacked and urban townhomes sold as condominium units, rather than apartment towers. This page shows the condo-tenure projects available, and I can send floor plans and prices for any of them.

Current examples include Modal at Main by Reid's Heritage Homes in Galt and the urban towns at Fusion Homes' Cadence community in Hespeler. Downtown Galt along the Grand River is where Cambridge's newest towers stand, and more high-rise projects have been proposed there, so I watch for new launches and can let you know when one opens.

New releases in Cambridge often go to registered buyers before they are advertised. Register and I will send you floor plans and pricing for the next one as soon as I have them.

What new condos in Cambridge look like

A stacked or urban townhome gives you your own front door, often two levels, and sometimes a garage or a parking pad, but legally it is a condominium unit with a monthly fee and a board. For many buyers that is a good middle ground between an apartment and a freehold town. Apartment-style condo launches in Cambridge are less frequent, and when they happen they tend to be in downtown Galt, close to the river, the theatre and the restaurants.

How buying a new condo works

When you buy a condominium unit from a builder, including a stacked town, you get a disclosure statement and Ontario's Condo Guide, and you have ten days from the later of receiving those and the agreement to cancel and recover your deposit. I use that window to go through the estimated budget for common expenses, the parking arrangements and the builder's rights to change the plans, alongside your lawyer.

Deposits are held in trust and protected through Tarion up to set limits. Depending on the project, you may have an interim occupancy period before final closing, paying a monthly occupancy fee until the condominium is registered. If you may need to sell before closing, compare the assignment terms, which vary by builder.

New condo or resale in Cambridge

Because new condo supply is limited, resale often gives you more choice. Cambridge has a large stock of older apartment buildings and condo townhouse complexes, often with bigger units, alongside the newer riverside buildings in downtown Galt. A new stacked town gives you a warranty, modern layouts and lower near-term repair needs; a resale unit gives you a building with a track record and a closing in weeks. I am happy to show you both.

How I help condo buyers in Cambridge

I can often register you for VIP or platinum previews when a builder runs them, compare projects on fees, parking and commute, and review the agreement and disclosure with you. In most cases the builder pays the agent who brings the buyer, so working with me usually costs you nothing. Tell me before you register on a builder's site so they recognise me.

New Condos in Cambridge: common questions

Are there new condos for sale in Cambridge?

Yes, but supply is limited. Most new condo-tenure homes in Cambridge right now are stacked and urban townhomes in Galt and Hespeler. Apartment-style launches are less frequent and tend to be in downtown Galt.

Are there new condo towers in downtown Galt?

Downtown Galt along the Grand River has Cambridge's newest towers, including the Gaslight District, and more high-rise buildings have been proposed. Not all proposals reach a sales launch, so I confirm what is actually selling before you plan around it.

Is a stacked townhome a condo?

Usually, yes. A stacked or urban townhome is normally a condominium unit, with a monthly fee and condo rules, and when bought from the builder it comes with Ontario's ten-day cooling-off period.

What is the cooling-off period on a new condo in Cambridge?

Ten days under Ontario's Condominium Act, starting from the later of receiving the signed agreement, the disclosure statement and the Condo Guide. Cancel in writing within that time and your deposit is returned.

Are new Cambridge condos a good fit for commuters?

They can be, but Cambridge has no GO train today, only GO buses and Grand River Transit. If you commute toward the GTA, a project in Hespeler or north Galt near the 401 or a GO bus stop will make the trip easier.
