What's your home worth?

An instant estimate from real TRREB MLS® sales near you, on screen in under a minute.

Used only to find comparable sales. Never shared or added to a mailing list.

Takes under a minute

Enter your address and see an instant home value estimate built from real TRREB MLS® sales, not regional averages. The estimator finds your street in the board's records, pulls the recent sales of homes like yours in your part of Milton, weights each one by how recent and how similar it is, and checks the result against the homes listed for sale right now. You get a price range, the comparable sales behind it and your competition, on screen in under a minute.

Then a person takes over. As a Milton REALTOR® I review your estimate against what an algorithm can't see, from your upgrades and basement to your lot and the condition of the house, and send you a full written CMA, usually within 48 hours. It's free, with no obligation to list.

How your estimate is built

Real MLS® sales data, analysed in seconds

Most online estimates work from regional averages and public records. This one reads the board's own closed sales in Milton, the same data REALTORS® price homes from.

1. Locates your street

Your address is matched against TRREB MLS® records to find the community your home actually sits in.

2. Pulls the sales

Every recent sale of a similar home type nearby over the last 12 months, widening to the whole city only if your area has too few.

3. Weights what matters

Each sale counts more the more recent it is and the closer it matches on street, bedrooms, bathrooms and size.

4. Checks the competition

The range is set against the homes listed for sale right now, the ones your buyers will compare you to.

On screen, in under a minute

  • A price range with a most-likely figure
  • The closest comparable sales, with sold prices and dates
  • How many similar homes you would be competing with
  • How many sales and data points the estimate used

Then reviewed by a REALTOR®

  • Adjusted for your condition, upgrades, basement and lot
  • What to fix before listing, and what to skip
  • Your next-move math if you are also buying
  • A full written CMA, usually within 48 hours

An instant estimate is an automated opinion of value from MLS® sales data, not a formal appraisal or a guarantee of sale price. Sold prices are shown to registered users under the board's VOW rules.

How much is my house worth in Milton?

Milton is one of the easier towns to value accurately, and one of the easiest to get wrong with an algorithm. Most of the town was built in the last twenty-five years by a handful of builders, so many streets have the same models repeated. That means there is usually a close comparable sale nearby, but it also means small differences decide the price: an end unit versus an interior townhome, a walkout or a lot backing onto a pond, a legal second unit in the basement, a double car garage, a model with a fourth bedroom upstairs.

A proper Milton home evaluation compares your home with recent sales of the same or a similar model in your phase, adjusts for condition and upgrades, and checks what is listed for sale right now, because those listings are who your buyers will compare you to. It also looks at what did not sell and why. That is what I prepare for you, in writing, usually within 48 hours.

What adds value to a Milton home

In the newer neighbourhoods such as Harrison, Ford, Cobban, Willmott, Scott, Clarke, Beaty, Coates and Dempsey, buyers compare closely, so the features that set a home apart carry real weight: a professionally finished basement, a separate side entrance, an upgraded kitchen, hardwood instead of carpet upstairs, an extended driveway, a backyard with no rear neighbours, and an easy walk to a school or park.

In Old Milton and Timberlea, value leans on lot size, mature trees, updated wiring, plumbing, roof and furnace, and a short walk to Main Street and Milton GO. Rural properties in Campbellville, Nassagaweya and Trafalgar are priced on land, outbuildings, well and septic condition and proximity to the 401, which takes a different set of comparables altogether.

Commute matters to a large share of Milton buyers. Homes with easy access to Milton GO, the 401 and the 407 tend to draw more interest from buyers moving out from Mississauga, Oakville and Toronto.

Selling a townhouse, semi, detached home or condo in Milton

Townhomes are Milton's entry point to freehold ownership, so the buyer pool is often first-time buyers and investors. For a townhouse, layout, parking, the condition of the finished basement and whether it is freehold or a condo townhome with a monthly fee all move the price. End units and units without rear neighbours tend to stand out.

Semi-detached and detached homes attract move-up families, many coming from condos and townhomes elsewhere in Halton and Peel. Lot frontage, the number of bedrooms upstairs, school catchment and a legal or well-built basement apartment are what those buyers focus on.

Condo apartments in Milton, including the buildings near Milton GO and along Main Street East, sell on monthly fees and what they include, parking and locker, exposure, layout and the health of the condo corporation. Having the status certificate ordered early helps a sale go firm without delays.

Selling a home with a basement apartment

Many Milton homes have a finished basement with a separate entrance, and some have a second unit that is rented. A unit that meets current Town of Milton and Ontario requirements, with the permits to show it, is worth considerably more to buyers than one that does not, because their lender, insurer and inspector will all ask. If you have a tenant, the rules around vacant possession and notice matter a great deal to how and when you sell, and we should plan that early.

What it costs to sell a house in Ontario

The main costs of selling a home in Milton are the real estate commission, which is negotiable and attracts HST; your lawyer's fees for closing; any mortgage prepayment penalty or discharge fee from your lender; and moving costs. Sellers in Ontario do not pay land transfer tax; that is the buyer's cost. Resale homes are generally sold without HST on the price itself.

If the house has been your principal residence, the gain is usually exempt from capital gains tax under the principal residence exemption, but the sale must still be reported on your tax return, so speak with your accountant. I will put the expected costs on paper with you so you know what you will walk away with before you list.

How long it takes to sell a house in Milton

Time to sell depends far more on price and presentation than on luck. A well-prepared Milton home that is priced to the evidence attracts its strongest interest in the first week or two on the market; an overpriced one sits, and accumulated days on market become the first thing buyers' agents mention. After an offer is accepted, closing dates in Ontario are commonly set one to three months out, and you can negotiate the date that suits your move.

From our first conversation, a typical plan takes a week or two to prepare the home, photograph it and launch, then the marketing period, then the conditional period if the buyer has financing or inspection conditions, then closing.

Getting your Milton home ready to sell

The best returns usually come from simple work: decluttering, a fresh coat of neutral paint, fixing small repairs, deep cleaning, cleaning carpets and windows, and tidying the front of the house and the garage. In a subdivision where several similar homes may be listed at once, staging and professional photography make a visible difference online, where almost every buyer starts.

If your home has older mechanicals, a pre-listing inspection can remove surprises before a buyer finds them. I also gather permits for any basement unit or major renovation, warranty documents for newer homes, and records of furnace, roof and window replacements, which buyers in Milton increasingly ask for.

Buying and selling at the same time in Milton

Many of my sellers are moving within Milton, whether upsizing from a townhome to a detached home or downsizing from a family home to a bungalow, condo or something closer to Main Street. Selling first removes the risk of carrying two homes; buying first secures the next one. Bridge financing can help when the dates overlap. I walk through both scenarios with you, often alongside your mortgage advisor, and put the numbers side by side before you decide.

Downsizing, estates and relocations

Selling a home you have lived in for decades, or handling an estate sale for a family member, takes patience and planning. I can coordinate the practical side: clearing and preparing the house, trades, timing the sale around your next home, and working with the estate trustee and lawyer. If you are relocating for work, I can manage much of the process remotely and keep you updated in writing.

Choosing a listing agent in Milton

Ask any agent you interview how they arrived at their price and which comparable sales they used, how they will market your home beyond posting it on the MLS® System, how they handle multiple offers, and what they will do if the home does not sell in the first weeks. A high price quoted to win your listing is not a plan. I would rather show you the evidence and let you decide.

Selling a home in Milton: common questions

What is my Milton home worth?

The most reliable answer comes from recent sales of comparable homes nearby, adjusted for your home's model, condition and features. Request a free home evaluation and I will send you a written range with the comparables I used.

How do I check my property value in Milton?

Enter your address in the estimator on this page for an instant property value estimate from recent Milton sales of homes like yours. Your MPAC assessment is not the same thing: it is set for property tax and can be years behind the market, so it is not a guide to what a buyer would pay today.

Is a free home evaluation the same as an appraisal?

No. A home evaluation is a REALTOR®'s opinion of market value based on comparable sales, used to decide on a list price. An appraisal is a formal report by a licensed appraiser, usually ordered by a lender. For deciding whether and when to sell, an evaluation is what you need.

Are online home value estimates accurate in Milton?

They are a rough starting point at best. Automated estimates often cannot see your finished basement, upgrades, lot or exact model, which in Milton's subdivisions can make a meaningful difference to the price.

How much does it cost to sell a house in Milton?

The main costs are the real estate commission plus HST, legal fees, any mortgage penalty or discharge fee, and moving. Sellers do not pay land transfer tax in Ontario. I will estimate your costs and net proceeds in writing before you list.

How long does it take to sell a house in Milton?

A well-priced, well-presented home usually sees its strongest interest in the first week or two. After an offer is accepted, closing is commonly one to three months later, and the date is negotiable.

When is the best time to sell a house in Milton?

Spring and early fall are traditionally the busiest seasons, but the right time depends on your plans and on what is listed near you. I can show you your current competition before you decide.

Should I renovate before I sell?

Usually not major renovations. Repairs, paint, cleaning and staging tend to return more than they cost. I will tell you honestly which projects are worth doing for your home.

Can I sell my Milton home if it has a tenant?

Yes, but tenants have rights under Ontario law, and whether a buyer wants vacant possession changes how the sale works. Talk to me early so we can plan notice and timing properly.

Should I buy first or sell first?

Selling first removes the risk of carrying two homes; buying first secures the next one. Bridge financing can cover an overlap. We can compare both with your mortgage advisor before you choose.

Do I need to be home for showings?

No, and it is better if you are not. Buyers relax and stay longer when the owners are out. Showings are booked through the MLS® System with notice, and you approve the schedule.
