Enter your address and see an instant home value estimate built from real TRREB MLS® sales, not regional averages. The estimator finds your street in the board's records, pulls the recent sales of homes like yours in your part of Cambridge, weights each one by how recent and how similar it is, and checks the result against the homes listed for sale right now. You get a price range, the comparable sales behind it and your competition, on screen in under a minute.
Then a person takes over. As a Cambridge REALTOR® I review your estimate against what an algorithm can't see, from your upgrades and basement to your lot and the condition of the house, and send you a full written CMA, usually within 48 hours. It's free, with no obligation to list.
How your estimate is built
Real MLS® sales data, analysed in seconds
Most online estimates work from regional averages and public records. This one reads the board's own closed sales in Cambridge, the same data REALTORS® price homes from.
1. Locates your street
Your address is matched against TRREB MLS® records to find the community your home actually sits in.
2. Pulls the sales
Every recent sale of a similar home type nearby over the last 12 months, widening to the whole city only if your area has too few.
3. Weights what matters
Each sale counts more the more recent it is and the closer it matches on street, bedrooms, bathrooms and size.
4. Checks the competition
The range is set against the homes listed for sale right now, the ones your buyers will compare you to.
On screen, in under a minute
- A price range with a most-likely figure
- The closest comparable sales, with sold prices and dates
- How many similar homes you would be competing with
- How many sales and data points the estimate used
Then reviewed by a REALTOR®
- Adjusted for your condition, upgrades, basement and lot
- What to fix before listing, and what to skip
- Your next-move math if you are also buying
- A full written CMA, usually within 48 hours
An instant estimate is an automated opinion of value from MLS® sales data, not a formal appraisal or a guarantee of sale price. Sold prices are shown to registered users under the board's VOW rules.

How much is my house worth in Cambridge?
A reliable Cambridge home evaluation starts with where in the city your home is. Galt, Preston, Hespeler and Blair each have their own buyers and their own price patterns, and so do the newer areas in North Galt and around Hespeler. A detached home near Highway 401 in Hespeler and a similar-sized home in East Galt can attract quite different buyers.
I compare your home with recent sales of similar homes in your part of the city, adjust for age, updates, condition, lot and parking, and check what is currently listed, because that is the competition your buyers will compare you to. I also look at what did not sell and why. You get it in writing, usually within 48 hours.
What adds value to a Cambridge home
For older homes in West Galt, Preston and old Hespeler, buyers pay for character together with confidence: original stonework, woodwork and mature lots, combined with updated electrical, plumbing, roof, windows and furnace. Records of those updates matter, because buyers' lenders, insurers and home inspectors will ask about them.
In newer subdivisions, buyers compare closely on layout, a double garage, a finished basement, upgraded kitchens and baths, and a backyard without rear neighbours. Across the city, easy access to Highway 401 and the GO bus stops, short drives to Kitchener-Waterloo and the GTA, and proximity to good schools and the Grand River trails all broaden the pool of buyers.
Selling an older or heritage home in Cambridge
Cambridge has more century homes than most cities its size, and selling one well takes preparation. Knob-and-tube or aluminum wiring, galvanized or lead water lines, an old oil tank, or an aging foundation can each worry a buyer's insurer or lender. Knowing what you have before you list, and either addressing it or pricing it honestly, avoids a deal falling apart on an inspection condition.
Some homes, including parts of the Dickson Hill area of West Galt, sit in a heritage conservation district, and properties near the Grand and Speed rivers may fall within regulated areas of the Grand River Conservation Authority. Buyers will ask, and having the answers ready makes your listing more credible.
Selling a townhouse, semi, detached home or condo in Cambridge
Townhomes and semis are often bought by first-time buyers, including many moving west from the GTA, so layout, parking, monthly fees for condo townhomes and the condition of the basement drive price. Detached homes attract families and move-up buyers who focus on lot size, bedrooms, school options and commute.
Condo apartments sell on monthly fees and what they include, parking and locker, the building's amenities and reserve fund, and location, whether near the river in Galt or close to shopping and the 401. Ordering the status certificate early helps the sale go firm without delays.
Who buys homes in Cambridge
Cambridge buyers come from three directions: local families moving up or down within the city, buyers from Kitchener-Waterloo and Guelph, and buyers from Milton, Mississauga, Brampton and the wider GTA looking for more home for their money along the 401. Toyota's TMMC plant and the area's manufacturing and logistics employers bring in buyers relocating for work as well. I market Cambridge listings to all three groups, not just to the local market.
What it costs to sell a house in Ontario
The main costs of selling a home in Cambridge are the real estate commission, which is negotiable and attracts HST; legal fees for closing; any mortgage prepayment penalty or discharge fee; and moving. Sellers in Ontario do not pay land transfer tax; that is the buyer's cost. Resale homes are generally sold without HST on the price itself.
If the home has been your principal residence, the gain is usually exempt from capital gains tax, but the sale must still be reported on your tax return, so check with your accountant. I will put your expected costs and net proceeds on paper before you list.
How long it takes to sell a house in Cambridge
A home that is priced to the evidence and well presented usually sees its strongest interest in its first week or two on the market. An overpriced home sits, and buyers notice. Once an offer is accepted, closing in Ontario is commonly one to three months later, and the date is negotiable to suit your move.
For older homes, allow a little more time up front to gather records and deal with anything an inspection is likely to flag, because that is what keeps a deal together once it is signed.
Getting your Cambridge home ready to sell
Decluttering, neutral paint, small repairs, deep cleaning, a tidy exterior and professional photography usually return more than they cost. For older homes, have records of electrical, plumbing, roof, furnace and window updates ready, along with any permits. A pre-listing inspection is often worthwhile for a century home so that you set the terms, not the buyer's inspector.
Downsizing, estates and moving away
Many Cambridge sellers are downsizing from a long-time family home or handling an estate sale. I coordinate the practical side: preparing the home, trades, timing the sale around your next move, and working with the estate trustee and lawyer. If you are buying your next home elsewhere, including in Milton or the GTA, I can help with both ends and line up the dates.
Choosing a listing agent in Cambridge
Ask every agent you interview which comparable sales support their price, how they will reach buyers beyond Cambridge, how they handle multiple offers, and what happens if the home does not sell quickly. A high number quoted to win your listing is not a plan. I would rather show you the evidence and let you decide.

Selling a home in Cambridge: common questions
What is my home worth in Cambridge?
The best estimate comes from recent sales of comparable homes in your part of Cambridge, adjusted for age, updates, condition and lot. Request a free evaluation and I will send you a written range with the comparables I used.
Is a free home evaluation the same as an appraisal?
No. An evaluation is a REALTOR®'s opinion of market value used to set a list price. An appraisal is a formal report by a licensed appraiser, usually ordered by a lender.
Are online valuations accurate for Cambridge homes?
They are a rough starting point. Cambridge's mix of heritage, older and new homes makes automated estimates less reliable, because they cannot see updates, condition or lot details.
How much does it cost to sell a house in Cambridge?
The main costs are commission plus HST, legal fees, any mortgage penalty or discharge fee, and moving. Sellers do not pay land transfer tax in Ontario. I will estimate your costs and net proceeds in writing before you list.
Do GTA buyers look at homes in Cambridge?
Yes. Cambridge's position on Highway 401 makes it a common choice for buyers moving out from Milton, Mississauga, Brampton and the wider GTA, so I market listings to them as well as to local buyers.
Should I update my older Cambridge home before selling?
Major renovations rarely pay for themselves, but dealing with items that worry insurers and lenders, such as older wiring or an oil tank, and doing paint and small repairs often helps. I will tell you which items are worth doing.
How long does it take to sell a house in Cambridge?
A well-priced, well-presented home usually sees its strongest interest in the first week or two. After an offer is accepted, closing is commonly one to three months later, and the date is negotiable.
When is the best time to sell in Cambridge?
Spring and early fall are traditionally busy, but the right timing depends on your plans and current competition. I can show you what is listed near you now.
Can you help me sell in Cambridge and buy in Milton or the GTA?
Yes. I work in both Milton and Cambridge and can coordinate the sale and the purchase so the dates and the finances line up.
Do I need to be home for showings?
No, and it is better if you are not. Showings are booked through the MLS® System with notice, and you approve the schedule.
