How your estimate is built
Real MLS® sales data, analysed in seconds
Most online estimates work from regional averages and public records. This one reads the board's own closed sales, the same data REALTORS® price homes from.
1. Locates your street
Your address is matched against TRREB MLS® records to find the community your home actually sits in.
2. Pulls the sales
Every recent sale of a similar home type nearby over the last 12 months, widening to the whole city only if your area has too few.
3. Weights what matters
Each sale counts more the more recent it is and the closer it matches on street, bedrooms, bathrooms and size.
4. Checks the competition
The range is set against the homes listed for sale right now, the ones your buyers will compare you to.
On screen, in under a minute
- A price range with a most-likely figure
- The closest comparable sales, with sold prices and dates
- How many similar homes you would be competing with
- How many sales and data points the estimate used
Then reviewed by a REALTOR®
- Adjusted for your condition, upgrades, basement and lot
- What to fix before listing, and what to skip
- Your next-move math if you are also buying
- A full written CMA, usually within 48 hours
An instant estimate is an automated opinion of value from MLS® sales data, not a formal appraisal or a guarantee of sale price. Sold prices are shown to registered users under the board's VOW rules.

Questions before you start
Is this really free?
Yes, and there is no obligation to list. A meaningful share of the valuations I do are for people refinancing, settling an estate, or working out whether to renovate instead of move.
How is this different from other online estimates?
Most work from public records and regional averages. This one is calculated from the board's own MLS® sales of homes like yours, weighted by recency and similarity. And it doesn't stop at the algorithm: a REALTOR® then reviews it for condition, renovations and lot, which no automated model can see.
Do you need to come inside?
For a genuinely useful number, yes — condition drives a large part of the range. I can give you a preliminary range from the address and photos, then refine it after a walkthrough.
Will you pressure me to list?
No. You get the number and the reasoning behind it. If and when you sell is entirely your decision, and plenty of people who ask never list at all.
How long does it take?
The instant estimate appears on screen in under a minute. The full written CMA, reviewed and adjusted for your home, usually follows within 48 hours. If you need it faster for a financing or legal deadline, say so and it will be prioritised.
Why do I need an account to see my estimate?
It is built from sold prices, which are protected TRREB MLS® data. Board rules only allow sold prices to be shown to registered users who accept the terms of use. The account is free, takes seconds, and also unlocks sold prices across the site.
What areas do you cover?
Milton, Cambridge, Oakville, Mississauga, Brampton, Toronto, Vaughan, and the wider GTA across the Toronto, Peel, York, Halton, and Durham regions.
