Milton Pre-Construction Homes and Condos

Milton has been one of the busiest new-home markets in the GTA for two decades, and it is still building. Freehold townhomes and detached homes in planned communities have been the main product, and more condo towers are now going up around Milton GO Station and Main Street.

Buying from a builder is very different from buying resale. The price on the sales centre wall is only the start, and the agreement is written by the builder's lawyers. I help you compare projects, understand the agreement and avoid surprises at closing.

What is typical in Milton's new-build market

Low-rise new construction in Milton is mostly freehold townhomes, semis and detached homes in the newer surveys, released in phases by large builders. Closings for low-rise homes are often one to two years or more after signing. High-rise and mid-rise condo projects are concentrated near the GO station and along the main corridors, and can take several years from launch to final closing, with an interim occupancy period in between.

Deposits, closing costs and assignments

Builders usually ask for a deposit spread over several instalments in the first year or so; condos often total more than freehold homes. Ask for the full schedule in writing before you sign. Closing costs on new construction can include development charges, utility connection fees, Tarion enrolment and HST adjustments, so I read the schedules with you and recommend having a real estate lawyer review the agreement.

An assignment means selling your purchase agreement to someone else before closing. Many builders restrict or charge a fee for assignments, and some prohibit marketing them on the MLS, so if flexibility matters to you, we look at that clause before you buy.

Warranty and cooling-off

New homes in Ontario are covered by the statutory warranty administered by Tarion, with coverage that steps down over one, two and seven years, plus deposit protection up to set limits. New condo purchases come with a ten-day cooling-off period under the Condominium Act; freehold homes do not have a statutory cooling-off period, so the time to ask questions is before you sign.

Why use a buyer's agent for a new build

The sales centre staff work for the builder. I work for you: I compare projects and builders, look for incentives, review the agreement, and attend your pre-delivery inspection. In most cases the builder pays the co-operating agent's commission, so my help usually costs you nothing. Register with me before your first visit to the sales centre, because some builders will not recognise an agent after you have registered on your own.

Pre-construction in Milton — common questions

How much deposit do I need for a pre-construction home in Milton?

It depends on the builder and product. Deposits are usually paid in instalments over the first months after signing, and condo deposit structures tend to be larger in total than freehold homes. I get the exact schedule for each project you are considering.

Is there a cooling-off period on new homes in Ontario?

New condos have a ten-day cooling-off period under the Condominium Act. Freehold new homes have no statutory cooling-off period, although a builder may offer one. Have your lawyer review the agreement before or during any conditional period.

What does the Tarion warranty cover?

The statutory warranty covers work and materials for the first year, certain items such as water penetration and major systems for two years, and major structural defects for seven years. It also protects deposits up to set limits. Tarion's website lists the current details.

Can I sell my Milton pre-construction purchase before closing?

Usually through an assignment, if the builder allows it. Many builders require consent and charge a fee, and some restrict advertising. Check the assignment clause before you sign.

Does it cost me anything to use an agent for a new build?

In most cases the builder pays the co-operating agent's commission, so my services usually cost the buyer nothing. Bring me along or register me on your first visit.
