A real pre-approval, not a rate quote. It sets your budget, locks a rate for 90 to 120 days, and makes your offer credible to a listing agent.

We work out what you actually need versus what you think you want — property type, must-have neighbourhoods, commute tolerance, and where you are willing to compromise. I set up alerts on those criteria.

Before we write, you see the comparable sales, the days on market, and what similar properties actually closed at. Then we structure price, conditions, deposit, and closing date to fit the situation.

Frequently asked questions
What does it cost to have a buyer's agent?
In most residential resale transactions in Ontario the seller's brokerage offers compensation to the cooperating brokerage, so the buyer pays nothing directly. Where a listing offers reduced or no compensation, that is disclosed to you in writing before you view the property.
How fast do I need to move in this market?
It depends entirely on the property type and the pocket. Some neighbourhoods still see offer dates and multiple bids within 72 hours; others give you two weeks and negotiating room. I will tell you which situation you are in before you view.
Should I buy before I sell?
It depends on your equity position and risk tolerance. Buying first risks carrying two properties; selling first risks needing interim housing. We model both, including bridge financing costs, before you commit.
Do you work with first-time buyers?
Yes, and a significant share of my business is first-time buyers. Expect more explanation, not less — including the land transfer tax rebates you qualify for and the closing costs most people underestimate.
