How it works

    Valuation

    I walk the property, then price it against what has actually closed nearby in the last 90 days — adjusted for condition, exposure, lot, and finishes. You get a range and the reasoning, not a single flattering number.

    Prepare

    A specific, prioritized list of what to fix and what to leave. Paint, decluttering, and photography almost always return their cost; full renovations before a sale usually do not.

    Present

    Professional photography, a floor plan, and a 3D walkthrough. Most buyers decide whether to book a showing from the first three photos, so this is not the place to save money.

    Launch

    Listed on TRREB with full syndication, plus paid promotion to buyers searching your property type in your area. Timing the launch to the week matters more than most sellers expect.

    Negotiate

    Every offer comes with context: who the buyer is, how firm their financing is, and what the conditions actually expose you to. Price is one of several terms that determine your net.

    Close

    Lawyer coordination, condition tracking, and follow-through to closing day so nothing falls apart in the last two weeks.

Frequently asked questions

What is your commission?

Commission in Ontario is negotiable and is set out in the listing agreement, including what is offered to a cooperating brokerage. I will give you the exact figure and what it covers before you sign anything — there are no undisclosed fees.

How long will it take to sell?

It depends on property type, price point, and municipality. At our first meeting I will show you the current days-on-market and months-of-inventory figures for your specific segment, so the timeline is a projection from data rather than a guess.

Should I stage?

Vacant properties almost always benefit. Occupied properties usually need decluttering and depersonalizing more than furniture rental. I will tell you which case you are in and roughly what it costs.

What if it doesn't sell?

Then we diagnose before we discount. Low showing traffic is a pricing or exposure problem; high traffic without offers is a condition or presentation problem. Those have different fixes, and cutting price to solve the wrong one just costs you money.
