New Homes for Sale in Cambridge

This page lists the pre-construction homes selling in Cambridge now: freehold and stacked townhomes, detached homes and the occasional condo project. I can send floor plans and the current price list for any project shown, and tell you what I know about the builder.

Cambridge's new-home market is mostly low-rise. Regional and local builders such as Fusion Homes, Reid's Heritage Homes, Freure Homes, Ridgeview Homes, Treasure Hill, Laurelcrest and Carey Homes are building townhome and detached communities around the city, from Hespeler in the northeast to west and south Galt. A lot of my Cambridge new-build clients are coming from Milton and the rest of the GTA along the 401.

Where new homes are being built in Cambridge

Hespeler, close to the 401, has one of the larger new communities, with stacked towns, two-storey towns and detached homes in the same development. West Galt has newer master-planned communities with freehold towns, and south Galt along Dundas Street South has townhome releases with easy access to Highway 8. In east Cambridge, some new detached homes are being built as infill inside established neighbourhoods, which means schools and shopping are already in place.

Downtown Galt along the Grand River is where Cambridge's tallest condo buildings have gone up, and more towers have been proposed there, but at any given moment far fewer condo apartment projects are selling in Cambridge than townhome and detached projects.

What buying new involves in Cambridge

The process is the same across Ontario: a builder-written agreement, a deposit paid in stages, a warranty administered by Tarion and a builder licensed by the Home Construction Regulatory Authority, which you can check in the Ontario Builder Directory. New homes are sold with HST included, and you may qualify for a new housing rebate, including recent federal and Ontario relief for first-time buyers of new homes, depending on the price, your situation and when you sign. Those programs have conditions and have been changing, so confirm with your lawyer.

Freehold homes have no statutory cooling-off period, while a condominium unit, including most stacked towns, generally comes with ten days to cancel after you receive the agreement and disclosure documents. Either way, I recommend a real estate lawyer reviews the agreement before it is firm.

New build or resale in Cambridge

Cambridge has an unusually wide range of resale homes, from nineteenth-century stone houses in Galt to 1990s and 2000s subdivisions in Hespeler and north Galt. Against that, a new build offers a warranty, modern energy standards, your choice of finishes and time to save. The cost is waiting for construction, a closing date that can move and closing adjustments that a resale buyer does not pay. I can lay out a new home and comparable resale homes side by side so you can see the real difference.

How I help with a Cambridge new build

I follow the builders working in Cambridge and can often register my clients for VIP or platinum previews when a builder offers them, with floor plans and price lists before the public release. I compare projects, go through the agreement, and attend the pre-delivery inspection with you. Builders usually pay the agent who brings the buyer, so in most cases it costs you nothing to have me represent you. Let me know before you register with a builder so they recognise me.

New Homes in Cambridge: common questions

Where are new homes being built in Cambridge, Ontario?

Mainly in Hespeler near the 401, in master-planned communities in west Galt, along Dundas Street South in south Galt, and as infill in east Cambridge. Downtown Galt is where the city's taller condo buildings are, though fewer condo projects are selling at any time.

Who builds new homes in Cambridge?

Builders with projects in Cambridge include Fusion Homes, Reid's Heritage Homes, Freure Homes, Ridgeview Homes, Treasure Hill, Laurelcrest Homes and Carey Homes. The cards above show the builder for each project.

Why are GTA buyers looking at new homes in Cambridge?

Mainly for more space for the money and a brand-new home within reach of the 401. The trade-off is the commute: Cambridge has GO bus service but no GO train today, so test the drive or bus at your actual hours.

Do new homes in Cambridge come with a warranty?

Yes. Every new home in Ontario is covered by the statutory warranty administered by Tarion, with one-year, two-year and seven-year coverage, and the builder must be licensed by the Home Construction Regulatory Authority.

Can I get HST back on a new home in Cambridge?

You may. New homes include HST, and buyers can qualify for the standard new housing rebate and, if eligible, recent federal and Ontario rebates for first-time buyers of new homes. Eligibility depends on price, contract date and your situation, so check with your lawyer.

Does it cost me anything to use an agent on a Cambridge new build?

In most cases no, because builders usually pay the commission of the agent who brings the buyer. I confirm it for each project before we start.
