New Townhomes for Sale in Milton

New townhomes have been Milton's main way into owning a house for a generation, and builders are still releasing them in every growing part of town. This page shows the pre-construction townhome projects selling now, from two-storey freehold towns with a backyard to three-storey rear-lane towns and stacked condo towns.

Builders active in this segment include Mattamy, Sundial, Branthaven and Trinity Point, and most release townhomes in phases alongside detached homes in the same community. That matters, because the first phase and the last phase of a community can be priced and finished quite differently.

Where new townhomes are being built in Milton

Most new towns are in southeast Milton, where the Britannia Secondary Plan is opening land below Britannia Road, and on the east side along the Trafalgar Road corridor, which is planned for more density than the older surveys. You will also find townhome blocks in the last phases of the Boyne Survey and stacked towns on sites along the main roads. Each area has a different feel and different commute, so I like to drive buyers through them before a launch.

Freehold, common element or condo

A new town in Milton can be sold three ways, and the tenure changes your monthly costs and your rights. A freehold town has no condo fee. A town on a common element condominium road is freehold, but you pay a smaller monthly fee toward a shared road, laneway or mailboxes. A stacked or condo town is a condominium unit with a full condo fee and board. The sales centre will say which, but I confirm it from the agreement, because the cooling-off rules differ too: a condominium unit bought from a builder generally has the ten-day cooling-off period, while a freehold town generally does not, so ask your questions before you sign.

Choosing a plan, a lot and a phase

End units, corner lots and lots backing onto open space normally carry a premium, and the builder's lot premiums are listed separately from the base price. Look at where the garage is, whether there is a walkout or a separate side entrance option, and how many storeys you will climb every day. Then budget for the design centre: flooring, kitchen and stair upgrades add up quickly, and the closing statement on a new town can include levies and connection fees that are not in the sticker price.

How I help townhome buyers

I track releases from the builders working in Milton and can often get clients onto VIP or platinum lists, when builders run them, for first choice of lots and floor plans. I compare plans and premiums across projects, read the agreement and schedules with you, and walk the pre-delivery inspection. Builders typically pay the cooperating agent, so in most cases my help costs you nothing, as long as I am registered with you from your first visit.

New Townhomes in Milton: common questions

Where are the new townhomes in Milton?

Mostly in southeast Milton under the Britannia Secondary Plan, along the Trafalgar Road corridor in east Milton, and in the last phases of the Boyne Survey. The cards above show each project's location.

Are new townhomes in Milton freehold?

Many are, but some sit on a common element condo road with a small monthly fee, and stacked towns are usually full condominium units. I confirm the tenure from the agreement for any project you are considering.

Is there a cooling-off period on a new townhome?

It depends on the tenure. A stacked or condo townhome bought from a builder generally has Ontario's ten-day cooling-off period under the Condominium Act. A freehold townhome generally does not, so your lawyer should review the agreement before you sign or within any conditional period the builder offers.

What is a rear-lane townhome?

A rear-lane town has its garage at the back, off a laneway, so the front faces the street or a park with no driveway. They are usually three storeys, with the main living floor above the garage level and a balcony or small yard instead of a full backyard.

What extra costs come with a new townhome?

Beyond the price, expect upgrades from the design centre and closing adjustments that can include development-related levies, utility connections and Tarion enrolment. Some agreements cap certain charges and some do not, which is one reason I compare agreements and not just prices.
