New Detached Homes for Sale in Milton
This page lists the pre-construction detached homes in Milton: new single-family homes in the planned communities on the south and east sides of town. Builders publish them by lot width and by phase, so the same community can offer narrow-lot starter singles and larger family homes on wider lots.
Mattamy, which built much of Harrison and the Boyne neighbourhoods, is still releasing detached homes in Milton, including along Trafalgar Road. Fieldgate is selling detached homes in southeast Milton near Thompson Road and Britannia Road, where some lots back onto Sixteen Mile Creek. Each card links to the details I have on the project.

Where new detached homes are going up
The bulk of Milton's new single-family land is in the southeast, under the Britannia Secondary Plan, and on the east side along the Trafalgar corridor. Both areas are being built from farmland, so the first homeowners move in while schools, parks and shopping are still being finished. If you have children, I check the school boards' accommodation plans for the area, because new communities often bus students to existing schools until new ones open.
Lots, elevations and the design centre
With a new detached home you choose more than a floor plan. The lot decides a lot: frontage, depth, whether it backs onto a ravine, creek, park or another house, and whether it is a corner, each of which can carry its own premium. Then you choose an elevation and go through the design centre, where finishes, ceiling heights, basement options and kitchens are priced one by one. I help you work out which upgrades are worth doing with the builder and which are cheaper after closing.
Closing on a freehold new home
A freehold detached home has no statutory cooling-off period in Ontario, so the time to have a lawyer read the agreement is before you sign, or during any conditional period the builder offers. The Tarion addendum sets out the tentative and firm closing dates and how they can change, and if the builder misses the dates allowed, Tarion's rules can entitle you to delayed closing compensation. At closing, expect HST rebate assignments, levies and connection fees to show up as adjustments, and plan for your pre-delivery inspection, where we record anything incomplete or damaged.
How I help detached-home buyers
When builders run VIP or platinum events, I can often register my clients for them, which can mean earlier access to lot selection and floor plans. I compare lots and premiums across projects, review the agreement with you and come to the pre-delivery inspection. Builders normally pay the agent who brings the buyer, so in most cases my help costs you nothing. Register me before your first sales centre visit so the builder recognises me.
New Detached Homes in Milton: common questions
Who is building new detached homes in Milton?
Mattamy Homes, which built much of modern Milton, is still releasing detached homes, including along Trafalgar Road. Fieldgate is selling detached homes in southeast Milton near Thompson Road and Britannia Road. The cards above show every active project.
Are there new detached homes backing onto a ravine or creek in Milton?
Some. A few releases in southeast Milton include lots backing onto Sixteen Mile Creek. These lots are limited and usually carry a premium, so they tend to go early in a release.
Is there a cooling-off period on a new detached home?
No, not by law. Ontario's ten-day cooling-off period applies to new condos, not freehold homes. Some builders allow a short conditional period for a lawyer's review, but do not count on it.
What happens if my new home's closing is delayed?
The Tarion addendum in your agreement sets the tentative and firm closing dates and the limits on extensions. If the builder goes past what the addendum allows, you may be entitled to delayed closing compensation under Tarion's rules.
Can I add a basement apartment to a new Milton home?
Many builders offer a separate side entrance as an option, which makes a future second unit easier. The unit itself still has to meet the Town of Milton's zoning and building code rules, so treat it as a later project that needs its own permit.
Should I buy a new detached home or a resale one in Milton?
New gets you a warranty, your choice of finishes and a deposit spread over time. Resale gets you mature trees, finished schools and a known closing date, often in a neighbourhood only a few years older. I can price both side by side.
