This page gathers the pre-construction projects in Milton that are selling now or taking registrations: condo suites near the GO station, freehold and stacked townhomes, and detached homes in the newest planned communities. Each card links to the project, and I can send floor plans and the current price list for anything that catches your eye.
Most of Milton was built by large builders releasing a community a phase at a time, and that is still how it works. The difference today is where the building is happening. The original surveys north of Britannia Road are close to full, so new low-rise homes are moving south and east, while the condo side of the market is growing up around Milton GO and the town's main corridors.

For houses, the action is on the town's edges. The Britannia Secondary Plan covers a large area of southeast Milton below Britannia Road and east of Thompson Road, beside the Boyne Survey, and builders such as Fieldgate are already selling there. On the east side, the Trafalgar Road corridor is planned as a denser, transit-supportive community, and Mattamy is releasing homes along Trafalgar. The last phases of the Boyne neighbourhoods are still finishing as well.
For condos, the focus is the area around Milton GO Station and Main Street East, which the town has planned for its tallest buildings, plus mid-rise and stacked-town projects along corridors like Derry Road, Thompson Road and Bronte Street. Out west, the Milton Education Village lands near the escarpment are planned as a mixed neighbourhood of housing, education and employment, which is worth knowing about even before anything there is for sale.
You sign an agreement written by the builder, pay a deposit in stages, and wait for the home to be built. Freehold homes close once they are finished. Condos usually have an interim occupancy period first, where you move in and pay a monthly occupancy fee until the building is registered and title can transfer. The agreement sets out the key dates and how far the builder can extend them, so I read that schedule with you rather than relying on a launch-day estimate.
Every new home in Ontario comes with the statutory warranty administered by Tarion, and the builder must be licensed by the Home Construction Regulatory Authority. You can look any builder up in the Ontario Builder Directory before you sign. On the tax side, new homes are sold with HST built into the price, and depending on the price, your eligibility and when you sign, you may qualify for a new housing rebate, including the federal and Ontario relief aimed at first-time buyers of new homes. Those programs have conditions and have changed recently, so your lawyer or accountant should confirm what applies to you.
New construction gets you a home nobody has lived in, current building standards, a warranty and the chance to choose finishes and sometimes a layout. You also get time: a deposit schedule spread out instead of a full down payment in weeks. The trade-offs are the wait, the uncertainty of a closing that can move, extra costs that appear on the closing statement, and living near construction while a new neighbourhood fills in.
Resale gets you a finished street, a known closing date and a price you can compare with recent sales next door. In Milton the two often sit side by side, because the resale homes in Harrison or Ford may be only a few years older than what a builder is selling down the road. I am happy to price out both so you can see what each option really costs.
I keep in touch with the builders active in Milton, so I can often get my clients registered for VIP or platinum previews before a public launch, when a builder offers them, along with floor plans, price lists and incentive details. I compare projects for you, go through the agreement and its schedules, and come to the pre-delivery inspection.
Builders usually pay the commission of the agent who brings the buyer, so in most cases my help costs you nothing. The catch is that many builders only recognise an agent who is registered with you from the start, so let me know before you visit a sales centre or sign up on a builder's website.
Low-rise homes are mostly going up in southeast Milton under the Britannia Secondary Plan, along the Trafalgar Road corridor on the east side, and in the final phases of the Boyne Survey. Condos are concentrated near Milton GO Station and Main Street East, with mid-rise and stacked-town projects along the main roads.
Mattamy Homes has built a large share of modern Milton and is still active. Other builders selling in town include Fieldgate, Sundial, Branthaven, Greenpark, Neatt, Lindvest and Trinity Point. The project cards on this page show who is behind each one.
It depends on the home and the timing. A new home's price does not include some closing costs that resale buyers never see, such as certain levies and utility connection fees, while resale homes can need updates. I compare the full cost of each before you decide.
HST applies to new homes and is normally included in the builder's price, with the eligible rebates assigned to the builder. Federal and Ontario rebates for first-time buyers of new homes have changed recently and have conditions, so have your lawyer confirm what you qualify for before you sign.
Look the builder up in the Ontario Builder Directory, run by the Home Construction Regulatory Authority. It shows whether the builder is licensed, how many homes it has built and any regulatory action. An unlicensed builder is a serious red flag.
Often, yes. Builders frequently share plans and preliminary pricing with registered agents and their clients ahead of a public launch. Ask me about any project on this page and I will send what the builder has released.
