A new condominium in Ontario comes with a 10-day statutory rescission period, beginning when you receive the signed agreement and the disclosure statement. That is a real protection, and I make sure a lawyer reviews both documents inside it at no cost to you.

Your deposits are protected under the Ontario New Home Warranties Plan, and the completed home is covered by Tarion — one year on workmanship, two on systems, seven on major structural. That is coverage a resale purchase simply does not come with.

Development levies, utility connections, and Tarion enrolment are charged on closing, and at platinum stage they can usually be capped in writing. Getting those caps is one of the most valuable things I negotiate for buyers, and it is the kind of thing that is available early and gone later.

The case for buying pre-construction

You fix today's price for a home delivered years from now, and you pay for it in staged deposits rather than carrying a mortgage in the meantime. Your capital keeps working elsewhere while the home gets built, and you take possession of something brand new, under warranty, with nothing to renovate.

You have years between signing and closing to arrange financing, sell an existing home, or simply let your deposit schedule run — and your purchase price is locked the day you sign, whatever the market does in between.

If reselling before closing is part of your plan, assignment rights are worth securing at the outset — whether assignment is permitted, what the builder charges, and whether you may market it are all negotiable early. That is exactly the kind of term I make sure is in your agreement rather than discovered later.

What extra costs should I budget for?

Can I assign the contract before closing?
