- Deposits staged over months, not paid at once
- Choose your own finishes at the décor centre
Suites and layouts
Traditional offers three bedroom layouts.
Exact suite sizes, exposures, ceiling heights, and which layouts remain in the current release are in the floor plan package — request it below and I will send the version Brookfield Residential has current, not a cached copy.
The building
Traditional is planned as a 2-storey building.
Amenity programmes get finalised as a project moves through construction, so it is worth confirming the current list against the disclosure statement before you sign.
Living in Toronto
Canada's largest housing market, spanning 140 official neighbourhoods from the downtown condo core to the detached streets of Etobicoke and Scarborough.
Toronto has 10 distinct neighbourhoods tracked here — Liberty Village, King West, The Annex, Yorkville, and others — and they do not move together. Where a project sits inside the city matters as much as the city itself.
What you get when you register for Traditional
- The current price list, including any unreleased inventory
- Full floor plan package with suite sizes and exposures
- Deposit structure and closing cost estimates in writing
- Platinum access on the next release, before public opening
- Incentives currently on the table — capped levies, free parking, assignment rights
- An honest read on whether this project is worth your money

Check it against resale in Toronto
The most useful test of a pre-construction price is what comparable finished property sells for in the same area today. If the launch price is well above resale, you are betting on several years of growth just to break even.
Buying pre-construction
What you get buying freehold new
Freehold means you own the land and the home outright, with no monthly condominium fee. On a townhome, that difference alone is often several hundred dollars a month versus a comparable condo town — money that goes into your own equity instead.
Deposits are staged over months rather than paid at once, and your deposit is protected under the Ontario New Home Warranties Plan. That structure is what lets buyers secure today's price while keeping capital working elsewhere during construction.
Everything is new and under Tarion warranty — one year on workmanship, two on systems, seven on major structural — and you choose your own finishes at the décor centre rather than living with someone else's. I go through the lot premiums and upgrade pricing with you beforehand so the number you budget is the number you pay.
The case for buying pre-construction
You fix today's price for a home delivered years from now, and you pay for it in staged deposits rather than carrying a mortgage in the meantime. Your capital keeps working elsewhere while the home gets built, and you take possession of something brand new, under warranty, with nothing to renovate.
Low-rise delivers sooner than a high-rise condominium, so you are holding keys years earlier than a tower buyer who signed the same week — while still locking today's price and paying in staged deposits.
If reselling before closing is part of your plan, assignment rights are worth securing at the outset — whether assignment is permitted, what the builder charges, and whether you may market it are all negotiable early. That is exactly the kind of term I make sure is in your agreement rather than discovered later.
What you get by registering through me
The current price list, including inventory not released publicly. The full floor plan package with suite sizes, exposures, and ceiling heights. The deposit schedule in writing. Negotiated closing-cost caps. And the incentives actually on the table this week, which change more often than the price does.
Builders release those to registered brokers rather than publishing them, which is why the documents on this page are behind a form rather than a download link. Ask and I will forward whatever Brookfield Residential has current, and confirm the project's status and pricing directly with them at the same time.
Traditional — questions buyers ask
How much does Traditional cost?
Brookfield Residential has not published pricing for this release yet. Registered brokers receive the price list before public opening — request it and I'll forward the current version.
What is the deposit structure at Traditional?
Deposits on pre-construction are staged, typically over 12 to 24 months rather than paid in full at signing. The exact schedule is set by the builder and differs by project and by release. Request the deposit structure and you'll get it in writing.
What is platinum access and can I get it?
Builders release inventory in stages — platinum brokers first, then VIP, then public. Earlier stages get better pricing, better floor plans, and stronger incentives such as capped development levies or free assignment. Access comes through a broker with an allocation, which is why registering before launch matters more than being quick on launch day.
Can I cancel after signing?
Freehold pre-construction does not carry the 10-day statutory rescission right that applies to new condominiums. Once signed, you are bound by the agreement's own terms — so have a lawyer review it before you sign.
What extra costs should I budget for?
Beyond the purchase price: development and education levies, utility connection and meter charges, Tarion enrolment, law society and registration fees, and HST treatment. Many of these are capped in the agreement, and the cap is negotiable at platinum stage — which is exactly the kind of thing worth having someone push on for you.
Can I assign the contract before closing?
Sometimes. Assignment rights, the fee, and whether the builder permits you to market the assignment are all set in the agreement and vary widely between builders. If assignment is part of your plan, confirm it in writing before signing rather than assuming.
When is occupancy at Traditional?
The builder has not published a firm occupancy date for this release. High-rise projects typically run three to five years from launch; low-rise is usually shorter. Tarion governs delayed-occupancy compensation if dates move.
