You fix today's price for a home delivered years from now, and you pay for it in staged deposits rather than carrying a mortgage in the meantime. Your capital keeps working elsewhere while the home gets built, and you take possession of something brand new, under warranty, with nothing to renovate.
Low-rise delivers sooner than a high-rise condominium, so you are holding keys years earlier than a tower buyer who signed the same week — while still locking today's price and paying in staged deposits.
If reselling before closing is part of your plan, assignment rights are worth securing at the outset — whether assignment is permitted, what the builder charges, and whether you may market it are all negotiable early. That is exactly the kind of term I make sure is in your agreement rather than discovered later.

Deposits on pre-construction are staged, typically over 12 to 24 months rather than paid in full at signing. The exact schedule is set by the builder and differs by project and by release. Request the deposit structure and you'll get it in writing.
Builders release inventory in stages — platinum brokers first, then VIP, then public. Earlier stages get better pricing, better floor plans, and stronger incentives such as capped development levies or free assignment. Access comes through a broker with an allocation, which is why registering before launch matters more than being quick on launch day.
Freehold pre-construction does not carry the 10-day statutory rescission right that applies to new condominiums. Once signed, you are bound by the agreement's own terms — so have a lawyer review it before you sign.
Beyond the purchase price: development and education levies, utility connection and meter charges, Tarion enrolment, law society and registration fees, and HST treatment. Many of these are capped in the agreement, and the cap is negotiable at platinum stage — which is exactly the kind of thing worth having someone push on for you.
