What is platinum access and why does it matter?

Builders release inventory in stages: platinum brokers first, then VIP, then public. Earlier stages get better pricing, better floor plans, and better incentives such as capped levies or free assignment. Access comes through an agent with an allocation, which is why registering early matters more than acting fast on launch day.

Do I get a cooling-off period?

On a new condominium in Ontario, yes — a 10-day statutory rescission period after you receive the signed agreement and disclosure statement. Freehold pre-construction homes do not carry the same statutory right, so have a lawyer review before you sign.

Can I assign the contract before closing?

Sometimes. Assignment rights, fees, and whether the builder permits marketing the assignment are all set in the agreement and vary widely. If assignment matters to your plan, confirm it in writing before signing rather than assuming.

How far ahead is occupancy?

Typically three to five years from launch for a high-rise, and shorter for low-rise. Builders can and do extend those dates; Tarion sets out your rights and any delayed-occupancy compensation.
