Moving to Milton from Mississauga, Brampton or Toronto: What to Know Before You Buy
Thinking of moving to Milton? The Milton GO train schedule, 401 and 407 commutes, freehold townhomes and newer surveys explained by a REALTOR who lives here.

Most of the buyers I work with in Milton grew up or rented somewhere else in the GTA. They come from Mississauga, Brampton, Oakville and Toronto, usually for the same reason: they want a house with a yard, often a freehold townhome or a detached home, and they want it in a place that still feels close to family and work. Milton can be a great fit for that. It can also surprise people who assume it works the same way as the city they are leaving. Here is what I tell people before they start looking at homes for sale in Milton.
The GO train is excellent, at certain hours
Milton GO Station, off Main Street, is the western end of the Milton line, which runs through Mississauga at stations such as Meadowvale, Streetsville and Cooksville on its way to Union Station. The trains run in the peak direction during rush hours: into Toronto in the morning, back out in the evening, on weekdays. If you work a standard downtown day, that can be a comfortable commute. If you work shifts, evenings or weekends, the train may not be there when you need it. I ask every commuter to put their real start and finish times against the current GO schedule before we pick a neighbourhood, because living a short walk or drive from the station is worth a lot to some buyers and nothing to others.
Driving: the 401, the 407 and the local routes
Highway 401 runs along the north side of Milton, and Highway 407 runs along the east edge toward Mississauga and Oakville. Inside town you will use Regional Road 25, James Snow Parkway, Thompson Road and Derry Road every day. Coming from Mississauga, many people are used to having several highways within a few minutes. In Milton, the 401 interchanges get busy at peak times, and a home that is ten minutes from an on-ramp drives differently from one that is two. If your job is in Brampton or north Mississauga, test the drive from a couple of neighbourhoods at the hour you would actually leave. If you plan to use the 407, factor the tolls into your monthly budget alongside the mortgage.
What you can buy here that is harder to find closer in
Milton has a lot of freehold townhomes and semi-detached homes, built from the early 2000s onward. For buyers moving out of a condo in Mississauga or Toronto, a Milton townhome is often the first chance to own a house with no condo board and no monthly fee. Detached homes run from compact lots in the newer surveys to larger lots in Timberlea and Old Milton. The condo market is smaller but growing, mostly in mid-rise buildings along Main Street East near the GO station and around Derry Road. One thing that catches people off guard: some newer townhomes are freehold but sit on a common element condo road or laneway, which carries a small monthly fee for things like snow clearing. I confirm which type a listing is before you fall for it.
The surveys, in one paragraph
Milton's neighbourhoods were planned and built in phases. The Bristol Survey (Dempsey, Beaty, Clarke, Coates) came first in the early 2000s and now has mature trees and established schools. The Sherwood Survey (Harrison, Scott, Willmott) sits on the escarpment side with views of the ridge and Milton District Hospital in Willmott. The Boyne Survey (Ford, Cobban, Walker, Bowes), south of Louis St. Laurent Avenue, is the newest and still has construction under way. Old Milton and Timberlea are older and closer to the GO station. Coming from a city where most neighbourhoods were finished decades ago, it helps to know that in Milton the field behind a house today may be a school or a townhouse block in a few years. I check the town's plans for any open land nearby before you offer.
Schools, services and the regional switch
Milton is in Halton Region, so you are moving from Peel or Toronto services to Halton's. Public schools are run by the Halton District School Board and Catholic schools by the Halton Catholic District School Board, with French-language boards also operating locally. In the newer neighbourhoods, school boundaries can shift as new schools open, so a listing that says a home is in a particular school's area may already be out of date. I check the current boundary with the board for the specific address. Regional services such as water, waste collection and police are run by Halton Region, and the Town of Milton handles local services like parks, roads and recreation.
Closing costs are different from Toronto
If you are buying from Toronto, here is some good news: Milton does not charge a municipal land transfer tax. You pay the Ontario land transfer tax only, and first-time buyers may qualify for the provincial refund, which your lawyer claims on closing. That alone can change your budget meaningfully compared with buying inside the City of Toronto. You will still have legal fees, title insurance, adjustments and a home inspection, so budget for those as well.
Things I look at on a Milton resale home
Many of Milton's homes are still with their first or second owners, which means a lot of houses are reaching the age when original 2000s roofs, furnaces and air conditioners need replacing. I also look closely at finished basements and side entrances. Ontario now allows additional units in many houses, and the Town of Milton runs a registration program for additional residential units, including ones that already exist. If a listing advertises a basement apartment, I ask for the permit and the registration, because an unpermitted unit can affect your insurance, your financing and your resale later.
A practical way to test Milton before you commit
Spend a weekday here. Drive in at your commute time, or take the train back out at the end of the day. Walk Main Street, then drive through one older area and one newer survey, and stop at a park in each. Most people know within a few hours whether they want the established streets of Timberlea and Dempsey or the newer homes of Harrison, Willmott or Ford. If you want company for that day, I am happy to plan it with you and line up a few Milton townhomes and detached homes to see along the way.
